Taberna Tribune Taberna Townes Update January 2007

The construction taking place adjacent to the main entrance of Taberna has aroused the interest of many of our fellow homeowners. Here follows a brief summary of this Brydge & Lee, Inc project, which may answer some of the questions and concerns you might have.
When completed, Taberna Townes will consist of eleven separate building units with a total of forty-one two-story town homes. There are two plans available, one with 2050 square feet and a second with 2250. Each residence will have a two-car garage plus ample driveway parking for an additional two cars. The exteriors will be finished in earthtone vinyl with brick accents throughout. Pricing is currently in the;$340-350K range.
A common public entrance off Taberna Way, Battlefield Trail, will service both the project and the Battle of New Bern historic Civil War site. Two privacy berms will be constructed; one paralleling Taberna Way, and a second to screen the railroad track. There will be two private roads, Avery and Burgwyn, with access off Battlefield Trail. Both will end in cul-de-sacs.
The site will also feature seven bioretention ponds or "dry ponds". These drainage structures are designed to control storm water runoff into adjacent wetlands. Dry ponds are just that; depressions dug into the ground and filled with rock, sand, and other porous material, layered between filter media and capped with topsoil and various forms of vegetation. These dry ponds are required by the EPA and State of North Carolina to meet storm water runoff requirements.
As with other subdivisions within our community, Taberna Townes will be bound by the same terms and provisions found in the Taberna Master Protective Covenants. Amendments to the Covenants will be established which are specific to Taberna Townes. A committee of Taberna Townes residents will have responsibility for setting up an annual budget for Supplemental Dues to fully fund the upkeep and maintenance of buildings, private roads, common area landscaping, and other requirements deemed necessary by the Taberna HOA.
The first of the eleven buildings is scheduled for completion and occupancy by the third quarter of 2007.
