President’s Message – February

I’d like to thank all of the Taberna residents who attended the 2007 Annual Meeting. During the meeting, Chairman of the Crime Commission, Larry Alderson, and the Buildings and Grounds Chairman, Jim Wilson, outlined the functions of their committees and highlighted some of the activities that occurred in 2007.  I want to thank the two outgoing members of the Board, Bernadette McNulty and Terry Smith, for their service on the Board. Gene Peele and Steve Harman were elected to serve 2-year terms. Suzanne Forsythe and Bob Costanzo were reelected for an additional 2-year term.

 

On January 8th residents of Taberna and some Board Members attended a public information meeting to discuss the possibility of implementing county zoning in Township 7. The meeting was the first attempt at determining how the community feels about zoning. I felt that most of the residents are in favor of some zoning, but others do oppose it.

 

A community meeting concerning the Super 70 Corridor is scheduled for January 31st at the Brinson Elementary School at 5:30 pm. There has been some concern over future modification to the highway and the potential impact that it may have on Taberna residents and local businesses. I encourage those who are interested in this issue to attend this meeting.

 

Since the Annual Meeting there has been continued activity at the front entrance. The enhanced entrance sign, after the railroad tracks, is now lit in the evening. At the commercial lots, off Route 70, construction is now underway for the Dunkin’ Donuts store. At this time there is no definite date as to when East Carolina Bank will be breaking ground for their building.

 

During the Annual Meeting Jim Wilson indicated that the Buildings and Grounds Committee would be looking into enhancing the Emmen Road area. The committee has begun that process and has contacted landscapers to develop a plan for that area.

 

You should have received your invoice for your Taberna Homeowner dues for 2008. Thanks to all who have already paid their dues. To avoid a late fee, the dues must be paid within 30 days of the due date shown on the invoice.

 

The HOA Treasurer, Suzanne Forsythe, explained the finances for the HOA and the sub-associations. Suzanne also mentioned that we have between 70 and 80 lots that are undeveloped.

 

Taberna HOA Rules were revised as of January 1, 2008. The purpose of the revisions was to protect the value of our property. The following information explains the two rules that were enacted.

 

PROPERTY MAINTENANCE

Each Lot Owner, of an improved lot, shall be responsible for maintaining the outward appearance of their home and property in accordance with existing Community Standards, which include but are not limited to the following:

        - Edging sidewalks and curbs of each home site.

        - Removing grass and weeds growing between the cement and roadway in front of each home site.

        - Keeping grass mowed not to exceed six inches in height.

        - Removing weeds from the flowerbeds on a regular basis.

        - Trimming bushes and trees, on your lot, that become unsightly or cause obstructions to your

           neighbors.

        - Removal of trash, rocks and other unsightly debris from the grounds.

        - Maintaining waterfalls and/or bodies of water from the accumulation of pond scum, leaves and

          other unsightly debris.

        - Washing of the home to remove mold and grime.

        - Regular exterior maintenance of the home.

 

PARKING OF AUTOMOBILES, RECREATIONAL VEHICLES, BOATS AND TRUCKS

     -Boats, boat trailers, other trailers, campers, recreational vehicles, utility vehicles or trucks (rated

      one  ton or higher) may not be parked on any street right-of-way or on any lot overnight unless

      enclosed within a garage.

 

    -Automobiles may only be parked on the driveway, on the street or in the garage

 

I ask all homeowners to continue to comply with all of the Taberna Homeowners Association’s Covenants, By Laws and Rules.

 

This year the Board of Directors will to hold its monthly meetings at 5:30 PM, on the third Tuesday of each month at the HOA office. Our office is located at 3950 US Highway East (Route 70 and Thurman Road). For directions to the office, please call myself or one of the Board members.
