President’s Message – January

Taberna Homeowners Association

 

At the start of 2007, the Board of Directors established a number of goals. The key goals included the Beautification Project, improving communication between the Homeowners Association and Taberna residents, the Front Entrance, the issue of emergency medical services response, and compliance with the Covenants and By-Laws.

 

The Board and the Buildings and Grounds Committee contracted with a landscape architect in 2006 to provide suggestions for improving the landscaping in the common areas within Taberna. The proposals we received resulted in generating new ideas to improve the look of our community. We paved the parking lot at Todd Denson Park and enhanced the median across from the Taberna Townes development.

 

During the year we developed the Taberna Homeowners Association Web Page where we posted all of the Covenants, By-Laws, Architectural Guidelines, financial reports, names of all committee members, e-mail responses and copies of the president’s messages. An e-mail link was also included for your questions to members of the HOA Board.

 

The Front Entrance (landscaping and decorative fence next to the railroad tracts) was a critical issue for the Board. With the assistance of the staff at Weyerhauseuer and our attorney, we finalized the contract with the landowner of the two commercial lots. We will be working with East Carolina Bank, the owner of the corner portion of the large lot at the main entrance, and are looking forward to a satisfactory resolution of this issue with them as they begin construction in 2008.

 

Following meetings with Craven County’s EMS Director, we shared information about improvements in the services they provide.

 

In a continuing effort to be vigilant about situations that would negatively impact the property values in Taberna, the Board passed an amendment to the Rules, which clarifies the standards for lawn and home maintenance. Compliance with the Covenants and By-Laws within the community helps to maintain the value of our property. During the year a number of residents received notices about violations. Our thanks to those who corrected the problem as soon as reasonably possible.

 

On behalf of all of the members of the Board of Directors, I want to thank the residents in Taberna for YOUR efforts in making this community one of the best in eastern North Carolina.
