President’s Message – June 2007

Taberna Homeowners Association
One of the priorities of the Taberna Homeowners Association has been the development of a plan to enhance the landscaping in the common areas. The Building and Grounds Committee, working with the architect, has received the initial proposal that dealt with the entrance areas into Taberna from Route 70 and Airport Road, Todd Denson Park and Emmen Road. After reviewing the proposals, it was agreed that the first priority would be the Emmen Road area. A sub-committee recently met with the landscape architect to review the needs and develop a plan. At this time they are awaiting the formal proposal.
A number of folks have asked us about the Taberna Townes development. The Finance Committee is in the process of developing a budget with the builder for this community. The builder indicates that he wants to begin construction of the first unit this summer. He has been working with his architect to finalize design plans. The HOA is working with the developer to finalize the Protective Covenant Agreement. As these items are completed, we will update the Taberna Website (www.tabernahoa.org) with that information.
The City’s Planning and Zoning Commission recently approved the developer’s request to sub-divide the remaining portion of the large parcel of land, on the left side of Taberna Way between the railroad tracks and Route 70, into four parcels. This area has been designated as Taberna Town Center. Previously East Carolina Bank had purchased a section of the original parcel.
During the May meeting of the HOA Board of Directors we reviewed some recently received demographic information. Approximately 60% of our residents are retired or semi-retired. Although residential home sales have slowed, there does not appear to be any significant impact on the sale prices.
The City has replaced more than 4,000 feet of sewer lines on Taberna Circle from Airport Road to the railroad tracks. Shortly, the City will begin repaving the area. That process includes repaving the streets from curb to curb.
The THOA Board of Directors holds regular meetings at 3950 US Highway 70 East (Route 70 and Thurman Road) on the second Tuesday of each month. The meeting in June will begin at 5:30 p.m. If you have a question, concern or suggestion regarding our community, please contact one of your Board members.
