President’s Message – July 2007
By Bob Costanzo, President
Taberna Homeowners Association
As part of the Association’s efforts to enhance our community, the Building and Grounds Committee, working with the architect, has identified the first two areas to be addressed. The Emmen Road area is the first area that is being addressed. The sub-committee met with the landscape architect and reviewed the initial proposal and requested a detailed proposal for this area.
The second area is the center island located after the railroad tracks, on Taberna Way. The “Beautification of Taberna” article in the June issue of the Tribune included some of the initial thoughts concerning this area.
We have recently completed agreements concerning the landscaping easements at the main entrance to Taberna with the owner of most of the commercial property. At a later date we will be in discussion with East Carolina Bank, the owner of one of the lots, pertaining to this issue.
In last month’s letter I mentioned that a portion of the larger commercial property at the entrance to Taberna had been designated as Taberna Town Center. The city has approved the sub-division of that property. The Association has been contacted by the owner to discuss the possible use of these lots. Once details of any developments are finalized, they will be announced in the Tribune and on the Taberna HOA website (tabernahoa.org).
With summer upon us, just a reminder that our guidelines for Outdoor Recreational Equipment indicate that trampolines, swing sets, playhouses or similar equipment are permitted within the fenced envelope on all but golf course lots. Small kiddy type wading pools are permitted providing the pools are less than 24 inches in height, have less than a 200-gallon capacity and do not require a filtration system. These pools shall be confined to the back of the yard, emptied, removed and stored when not in use.
If your home is on a golf course lot and you have a propane tank other than one commonly used with out door grills, they must be screened from view from the golf course. There are a number of homeowners who need to provide screening for these tanks. It would be appreciated if you do so as soon as possible.
The above information is included within the HOA website, under Architectural Guidelines.
Although the city does not have any guidelines concerning fencing of pools or trampolines, your insurance companies may require them to be fenced. It would be prudent to check with your insurance agent/company concerning these types of exposures.
We have recently received a few calls concerning streetlights that were not working in Taberna. To have these repaired, you should contact the city at 639-2837.
Thanks to the efforts of various City staff members and Alderman Max Freez, the sewer and repaving project was completed prior to the Taberna House and Garden Tour on June 2nd.
The THOA Board of Directors holds regular meetings at 3950 US Highway 70 East (Route 70 and Thurman Road) on the second Tuesday of each month. The next meeting on July 19 will begin at 5:30 p.m. If you have a question, concern or suggestion regarding our community, please contact one of your Board members. These meeting are open to all members of the Association. Due to the limited number of available seats, please contact me if you plan to attend.
