President’s Message – October 2007
By Bob Costanzo, President
Taberna Homeowners Association
Mark your calendars for the Taberna Homeowners Association Annual Meeting, which will be held Monday, December 17, at 7 p.m. at Craven County Community College. During the meeting we will answer questions that have been submitted prior to the meeting. To submit a question, please email it to me via the Taberna Website tabernahoa.org or mail it to me at 128 Neuchatel Rd. New Bern, NC 28562.
At this time the Board and its committees are in the process of developing the HOA budget for 2008. The final budget will be included with the formal announcement of the HOA Annual Meeting, which will be mailed to all Taberna Homeowner Association members.
Within our Covenants, By-Laws and guidelines there are some restriction on certain activities. Last year the community failed to approve a Covenant change (by 350 votes) that would have allowed homeowners to conduct garage sales or have in-home sales parties for items such as jewelry, candles, and kitchenware. It is EXTREMELY important that all homeowners comply with the covenants and by-laws. Failure of homeowners to comply could have significant impact on our ability to enforce other parts of the Covenants and By-Laws and may result in negatively impacting the values of our homes. If you are aware of a potential violation, please contact members of the Buildings and Grounds Committee or a member of the Board to discuss the situation.
Now that we are coming to the end of boating season, I want to remind boat owners to adhere to the applicable boating guidelines. We want to thank all of the members of the community who follow these guidelines.
This year we have had a number of complaints, from homeowners, regarding homes that were not being properly maintained (grass and shrubs were not being cut, mold was not being removed from the siding, etc.). The Board is aware that this lack of maintenance might have a significant impact on the value of surrounding homes and is addressing this issue.
The THOA Board of Directors holds its regular meetings at 3950 US Highway 70 East (Route 70 and Thurman Road) each month. The next meeting is Tuesday, October 9 at 5:30 p.m. If you have a question, concern or suggestion regarding our community, please contact one of your Board members. These meeting are open to all members of the Association. Due to the limited number of available seats, please contact me at abcostanzo@suddenlink.net, if you plan to attend.
