The Taberna Homeowners Association Mission


The Taberna Homeowners Association Board is an organization that strives to maintain the aesthetic beauty and functional value of property within Taberna; that will continue to improve while being sensitive to dues increases; that makes informed decisions representative of the majority interest; and that focuses on maintaining an active and cohesive community environment.


Definition of Communities within Taberna

All Property owners become members of the Master HO A and are liable for annual dues and other special assessments as set by the Board of Directors in the Budget process. The Master HOA oversees the community as a whole, acts to preserve and protect the By-laws and Covenants, and is responsible for the upkeep for all of the common areas of the community through its various committees and sub-committees.

The total number of residential properties, excluding Taberna Townes, is 779 and two commercial properties. When completed, Taberna Townes is expected to add 41 additional residential properties to the total.

SUB-ASSOCIATIONS:

There are within Taberna several Sub-Associations which maintain their own section of the community. Property owners within these are liable for Sub-Association dues and other special assessments as determined through the Budget process in addition to the Master annual dues. The Sub-Associations are semi-autonomous, but subject to oversight and review by the Master HOA Board. Each has a committee made up of volunteers from that community to oversee the landscaping and other items relegated to them. Separate financial records, bank and savings accounts, and budgets are kept for each Sub-Association. Although financial reports are drawn separately from the Master HOA reports, their information is incorporated into the Master HOA Federal and State tax returns.

ABBINGTON WOODS: Comprised of 62 homes located along Neuchatel Rd., Uster Ct,
and Valais Ct.

BOLEYN CREEK: Comprised of 24 home sites identified as BCO1-BC24 located
along Taberna Circle and Boleyn Loop.

ONE TABERNA WAY: Comprised of 16 homes identified as OTW01-OTSW16
ocated at St. Gallen Court.

TABERNA LANDING: Comprised of 6 home sites identified as Lots 324-329 located
at the end of Brugg Court.

TABERNA TOWNES: Comprised of 41 home sites located off Taberna Way at Route
70. It is expected to begin development in 2006.

DUES:
   All properties pay Master dues, Sub-Assns. also pay Sub-Assn. dues.
   Invoices are done in January of the current year for both annual
        invoices, semi-annual and first quarter invoices.
   Some Sub-Assns. are invoiced quarterly or semi-annually.
   All invoices are due no later than the end of the month of invoicing.

    Late fees  $20/month On those accounts unpaid 
     30 days after due date.
    Builder deposits $1,000 Paid with building application
    Mailboxes $279.16 Paid with building application
